NOTICE IS HEREBY GIVEN, that pursuant to the Open Public Meetings Act, N.J.S.A. 10:4-6 et seq., the regular meeting of the Planning Board of the Township of Scotch Plains scheduled for Monday, June 15, 2026 at 7:30pm will be held by online/virtual means and telephonically only. The notice requirements of the Open Public Meetings Act, Chapter 231, P.L. 1975 have been satisfied by publication in The Leader, emailed to The Courier News and The Newark Star Ledger, and posted on the Municipal Bulletin Board and The Township of Scotch Plains website in January 2026.

Cardamone, James & Robert, 1234 Maple Hill Rd, Block 9602, Lot 6, R-2 Zone, applied for approval to subdivide the existing property into two (2) separate lots, one conforming for the R-2 Zone, and one requiring variances as approximately 13,361 sq. ft. is proposed, and 13,500 sq. ft. is required, and the minimum lot width for a corner lot is 90 ft, with 70.53 ft. proposed. In addition to the subdivision and variances described, the applicant seeks any and all other variances, waivers, and/or relief that may be required upon review by the Planning Board to construct a one (1) two-and-one-half (2.5) story single-family dwelling on each of the newly created lots.

TAKE NOTICE, that on Monday, April 20, 2026, the Planning Board of the Township of Scotch
Plains, Union County, New Jersey, approved a Minor Subdivision application for the proposal of
two lots for two single-family homes for Prawdzik Properties, 2062 Valley Ave, Block 2802,
Lot 8, R-3A Zone.
 
The Resolution memorializing said approval was duly presented and adopted by the Planning
Board at its regularly scheduled meeting on Monday, May 4, 2026.  A copy of the Resolution has
been filed in the office of the Planning Board and/or the office of the Municipal Clerk at the
Scotch Plains Municipal Building, 430 Park Avenue, and is available for public inspection.

The following applications will be heard:

Metz, Jordan, 1228 Cooper Road, Block 14701, Lot 1.02, R-1 Zone, applied for the relocation and modification of a previously approved swimming pool and associated site improvements.  The proposed revisions/improvements include relocation of the previously approved 18’ x 40’ in-ground swimming pool, construction of an 18’ x 18’ louvered pergola and 30’ x 60’ deck. In connection with the proposed development, variance relief is required to the standards of the R-1 Zone for minimum rear yard setback for the pool: 30 ft. required; 20.5 ft. proposed; pergola: 30 ft. required; 6.7 ft. proposed; and deck: 30 ft. required; 11.2 ft. proposed.   The Applicant will seek any and all other variances, waivers, and/or relief that may be required upon review by the Planning Board.

Master Plan

The Master Plan is comprised of a report or statement of land use and development proposals with maps, diagrams and text presenting a statement of objectives, principles, assumptions, policies and standards upon which constituent proposals for the physical, economic, and social development of the municipality are based; a land use plan element taking into account and stating its relationship to the statement above and other Master Plan elements provided for and natural conditions, including but not necessarily limited to topography, soil conditions, water supply, drainage, flood plain areas, marshes and woodlands; showing the existing and proposed location, extent and intensity of development of land to be used in the future for varying types of residential, commercial, industrial, agricultural, recreational, educational, and other public and private purposes or combination of purposes and stating the relationship thereof to the existing and any proposed zone plan and any proposed zone plan and the zoning ordinance; and showing the existing and proposed location of any airports and the boundaries of any airport safety zones delineated; and including a statement of the standards of population density and development intensity recommended for the municipality. The Master Plan which is reviewed every seven years is re-examined at intervals within that time period. The Planning Board holds a public hearing before the adoption of or amendments to the Master Plan by the Township Council.
